The noticeable difference of this house from many two-storeys is the upside-down or “flipped” floor plan, which provides the clients with sweeping river valley views.

The exterior has some structural and aesthetic steel columns that give the design a little edge. A second floor sunroom and deck further enhance the client’s experience of their views. The sweeping outrigger roof details provide a bold look from the street while providing the exterior wall height to provide the larger windows required for natural light.

The great room, kitchen and dining rooms are all on the second floor. This was to ensure the sweeping river valley views were appreciated by the homeowners all day and early evenings – and allow guests to appreciate the views as well. The two-tiered great room was a client request. Entertaining and separation within larger spaces was important for hosting and also provided a necessary break from the kitchen and dining area as the “modern spice” kitchen. A main floor mudroom and laundry area also provides a very functional dog wash complete with their own washing machine and cleaning area. The basement provides a large open rec room, office/den and a workout/ballet room for the aspiring dancer in the family.
